COIMA manages the refurbishment of the former historic Milan headquarters of the “Regie Poste” (Italian Royal Mail), a listed building originally designed by the architect Ulisse Stacchini in the 1930s, turning it into an exclusive multitenant business centre. During the complex conservative restoration, COIMA first and foremost manages the process for obtaining approval of building permits, taking care of relations with the authorities involved. The project management team concentrates on conserving the distinctive historical and artistic features of the facades. Starting from the strip-out of the existing building, it creates an innovative, flexible business complex, equipped with an efficient plant engineering system powered by multi-purpose heat pumps with zero CO2 emissions. The COIMA property management team commences management activities during the final stage of works and testing and commissioning, coordinating the delivery of the three buildings to the tenants. The management focus is on energy savings: COIMA monitors consumption and suggests energy management initiatives to the owner and tenants, involving upgrading management systems and general monitoring of the shared systems. The structural energy savings obtained are equal to 13% per year compared to similar systems in use on the market. COIMA leads also the accreditation process for Energy Efficiency Certificates (EECs) for the building, resulting in more than 5.5 GWh of energy efficiency during the useful life of the property.
