Development Management

The Development Management business unit coordinates the entire production process of development and construction management on behalf of institutional investors.
The development management activities, aimed at projects of various sizes, uses and complexity, ensure the creation of long-term value for investors and for the urban setting, thanks to an ongoing focus on the achievement of financial targets, the solid track record of the business unit, the use of innovative sustainable practices and the support of national and international partners specialized in the various fields.

The development management cycle is supported by the “Procurement team”, whose role is to optimize company procedures and standards in the bidding process for consultants/contractors and in procurement processes, and by the “Sustainability & Product Innovation” team, which provides the business unit with sustainability guidelines and verifies their application throughout the development process of the managed projects. The contribution of the function has a significant impact on the property, especially in terms of maintaining its value over time.

Over the last 10 years, COIMA REM has developed more than 1,850,000 square meters, spanning a total of approximately 50 real estate development and value-added projects.

How we operate

Pre-development

Development Brief

Drafting of the Project Brief: a document that summarizes both the commercial and technical aspects of the expected product and which involves the combined contribution of different teams (CENTERS OF EXPERTISE - CoE):

  • design, construction, and systems requirements, with Design Management;
  • supplier and cost analysis in order to facilitate and accelerate decisions during the briefing/design of new products, with Procurement and Cost Intelligence;
  • sustainability, safety, and flexibility, with Product Innovation & Sustainability and with Energy Management, to analyse products (materials, systems, construction techniques, etc.) in order to develop and keep the COIMA blueprint updated according to asset class.

Concept design, Architect and design team selection

  • Management of the Design Competition process, which involves the participation of national and international architectural firms.
  • Identification of the Design Architect and drafting of the project’s concept.
  • Identification of companies and consultants for the formation of a design team via procedures, tools, and specialized technical contributions managed with the collaboration of the various teams (CoE).

Performance monitoring and reporting

  • Control and monitoring of quality, costs, and timelines in accordance with the business plan.
  • Coordination and supervision of all activities.
  • Periodic reporting.

Development

Design management

  • Coordination and supervision of the preliminary, final, and executive design.
  • Monitoring and periodic verification of the budget and timelines.

Entitlement

  • Coordination and management of multidisciplinary teams in order to obtain authorisations and building permits.
  • Management of relationships with public authorities.

Contractors selection

  • Tender management and the selection of contractors through procedures and tools managed by the Procurement Team.

Project/ Construction management

  • Planning and monitoring of timeframes, costs, and risks.
  • Coordination and supervision of all site activities and of the various collaborators and consultants.
  • Management and monitoring of the work schedule.
  • Quality control and monitoring.
  • Verification of the SAL approval process and management of payment procedures.

Testing

  • Planning and monitoring of all snagging list and inspection activities.
  • Coordination and supervision of commissioning activities.
  • Coordination of document delivery to the client or Property Manager.
